The Top Do's And Dont's Of Selling Your Home

If you are selling your home, you should be aware that there are some things you can do to really enhance your odds for making a sale, and there are other things that you need to avoid altogether if you want to sell profitably and quickly. So here are the top do's and dont's of selling your home.

  1. DO make all needed repairs before you put the home up for sale. Home buyers are wary of getting taken in a real estate deal, so remove any hesitance that they may have before the sale by showing a home that has no obvious need of repairs, and appears to be in excellent shape. Just to be sure, you may even want to hire your own home inspector to give you an unbiased critique of the condition of your home before putting it up for sale. This also gives you leverage in the deal as you have third party confimation that your home is indeed in good repair.


  2. DO spend extra time on sprucing up the areas of the home that will make the most impression to a prospective home buyer. These areas include the outside that is visible from the road. This is an exceptionally important area to get in tip top shape as some home buyers will make a quick decision about whether they even want to look at your homw or not, simply based on it's curb appeal alone. So make it look as inviting and pleasing as you can. The other areas that seem to return the most dividends for home improvements that are made is the kitchen and bathroom. Sometimes these rooms can look a little dated, so spend the time necessary to spruce them up and modernize them as much as you can to improve interest in the home. Oftentimes, you only need to make inexpensive cosmetic improvements to make a vast change in the appearance of these rooms.


  3. DO keep your home exceptionally clean and organized while you are showing it. Never let prospective buyers see a messy house as it will certainly detract from the appeal of the home. Trying to make everything in the home look as clean as possible, especially in the bathroom areas can go a long way toward making a favorable impression.


  4. DON'T allow any unpleasant smells anywhere in your home. Emptying the kitchen trash frequently can help. If you have a pet or someone who smokes in the home, consider getting your carpets and furniture steam cleaned and sanitized. Ask someone else who doesn't live with you to tell you if they notice any objectionable smells in your home, and then hunt down their cause and eradicate them.


  5. DON'T allow cany obvious signs of insects around the home. This can be difficult if you live in some southern areas where insects are known to be populous, but do your best to remove all signs of insects as much as possible to make your best impression.



  6. DON'T ever follow your prospective home buyers around as they go through the house and try to sell them as they go. This is very off-putting for most people and makes them feel uncomfortable. They may like your home but just can't stand feeling pressured by you, so give them space to look around as they like. You may want to show a few items of interest about the home, but then let them have some space afterward to discuss matters on their own, making yourself available to answer any questions if they should have some. And don't seem too anxious to sell.
